Prospective tenants have the right to provide Golden Rental Homes with a Portable Tenant Screening Report (PTSR), as defined in § 38-12-902(2.5), Colorado Revised Statutes. If a prospective tenant provides a PTSR, Golden Rental Homes is prohibited from: (1) charging the prospective tenant a rental application fee; or (2) charging the prospective tenant a fee to access or use the PTSR.
Screening practices under Colorado law (§ 38-12-904, C.R.S.): our income requirement never exceeds two times the monthly rent, and lawful housing subsidies count toward it; we do not consider rental or credit history older than 7 years; we never consider arrest records; and we do not consider criminal convictions older than 5 years except as specifically allowed by statute. If an application is denied, we provide written notice of the reason within 20 calendar days.
